Complete gut-and-rebuild renovation of a 3,200 sq ft single-family home. We removed a load-bearing wall to open the main floor, installed 7" wide-plank white oak LVP throughout, remodeled the kitchen with custom soft-close cabinetry and quartz countertops, and transformed the primary bathroom into a spa-style retreat with in-floor heating. Every room was finished with coordinated matte black hardware, 5" baseboard, and crown molding. All permits pulled and passed City of Sammamish inspection.

Modern Apartment Renovation — Custom Design for Two

A full apartment renovation completed to a custom design brief for a couple with a passion for minimalist living — including a collection of over 50 orchids that shaped the project's built-in details. A glass sliding partition separates the bedroom from the open-plan living and kitchen zone, preserving the sense of space without closing it off. The bedroom features decorative plaster walls and walnut-finish MDF panels for warmth and texture. A continuous built-in storage system runs from the entry door along the full wall, transitioning seamlessly into the kitchen block. The kitchen is fully fitted with a concealed refrigerator, induction cooktop, built-in oven, microwave, and water filtration system. Compact display shelving with dedicated accent lighting was installed specifically for the orchid collection. Concealed door hardware throughout keeps lines clean and minimal. The wardrobe houses the washer and dryer — freeing up bathroom space entirely. Vinyl LVP flooring runs throughout all living areas; large-format porcelain tile in the bathroom. Delivered under an official contract with an 18-month warranty on all work.

Full renovation of a 1,023 sq ft (95 m²) apartment designed around the needs of a young family — a couple and their child — with a focus on safety, smart storage, and a layout that grows with the family. The existing floor plan was reconfigured to carve out a proper children's room with soundproofing between the bedroom walls, giving the child a quiet space for sleep and play without disturbing the rest of the apartment. The kitchen was fully rebuilt with child-safe soft-close drawers, rounded-edge countertop profiles, and integrated cabinet locks on lower units. Upper cabinetry reaches to the ceiling, maximizing vertical storage for a family that needs it. The living area features a custom built-in entertainment and storage wall with concealed wiring — no exposed cords. Waterproof LVP flooring runs throughout all rooms, selected for durability and easy cleanup. The bathroom was retiled with large-format non-slip porcelain, the vanity replaced with a wall-hung unit that frees up floor space, and a deep soaking tub retained at the family's request. All paint finishes are low-VOC. Work was completed under an official contract with an 18-month workmanship warranty.

Full gut renovation of a 431 sq ft (40 m²) urban apartment — a compact footprint transformed into a highly functional, modern living space through smart layout planning and built-in storage throughout. Every square foot was accounted for. The kitchen was redesigned with full-height cabinetry, an integrated appliance package, and a peninsula counter that doubles as a dining surface — eliminating the need for a separate table. A custom built-in wardrobe system with floor-to-ceiling doors runs the full length of the sleeping zone, providing generous clothing storage without consuming floor area. The bathroom was completely stripped and retiled with large-format porcelain, a recessed niche built into the shower wall, and a wall-hung vanity to maximize the feeling of space. Concealed-door hardware is used throughout, keeping the interior visually clean and minimal. LVP flooring runs continuously through all areas — no transitions, no thresholds — to make the space read as large as possible. Recessed ceiling lights on separate circuits allow the apartment to shift between a bright working environment and a warm evening atmosphere. Delivered on schedule under an official contract with an 18-month workmanship warranty.

Full renovation of a 786 sq ft (73 m²) two-bedroom apartment — a layout that needed to work harder for the way the owners actually live. The two bedrooms were reconfigured: the primary bedroom received a dedicated built-in wardrobe wall with floor-to-ceiling sliding doors, while the second bedroom was finished as a flexible space that functions equally well as a guest room or home office, with a built-in desk unit and integrated shelving. The kitchen was fully stripped and rebuilt with new cabinetry to the ceiling, a peninsula that opens toward the living room, stone-effect countertops, and a full integrated appliance package including a concealed refrigerator, oven, and dishwasher. A continuous open-plan flow was created between the kitchen and living area by removing a redundant partition wall — making the 786 sq ft feel significantly larger. The bathroom was retiled wall-to-floor with large-format porcelain, fitted with a frameless glass shower screen, a wall-hung vanity with under-unit lighting, and a heated towel rail. LVP flooring runs throughout all rooms. All electrical outlets and switches were relocated and brought to a uniform height. Recessed lighting throughout on dimmable circuits. Delivered under an official contract with an 18-month workmanship warranty.

Studio Apartment Renovation — 323 sq ft

Full renovation of a 323 sq ft (30 m²) studio apartment — one of the most challenging scopes in residential construction, where every design decision either gains or loses usable space. The entire layout was reconceived from the subfloor up. A custom floor-to-ceiling storage wall divides the sleeping nook from the living area without closing the space off, using open shelving on the living side and deep closed storage on the sleeping side. The kitchen occupies one full wall: ceiling-height upper cabinets, under-counter appliances, a two-burner induction cooktop, compact built-in oven, and a full-depth sink with a retractable faucet — all within a 6-foot run. A fold-down dining surface mounts flush to the wall and disappears completely when not in use. The bathroom, though compact, was fully retiled with large-format tile to minimize grout lines and visually enlarge the space. A corner shower enclosure with a frameless glass panel replaced the original tub, recovering valuable square footage. Mirrored cabinetry above the vanity extends the depth perception of the room. All concealed plumbing and electrical were replaced. Smart storage was built into every available recess — under the sleeping platform, above the entry door, and inside the partition wall. LVP flooring runs throughout with no breaks. Delivered under an official contract with an 18-month workmanship warranty.

The kitchen was reconfigured with new cabinetry, stone countertops, and a tile backsplash that ties into the bathroom palette. The bathroom was stripped to the studs and rebuilt with a walk-in shower, new vanity, and updated plumbing fixtures. Wide-plank LVP was laid throughout, and recessed lighting replaced every existing fixture. All windows received new interior casings, and the bedroom was fitted with a custom built-in closet system to make the most of the compact footprint.
